It seems amazing to think that all those years have rolled by since I decided to work for myself in 1991. At the time there was a recession and very few positions were being advertised for qualified Chartered Surveyors – so it didn’t take much for me to persuade myself that I was better off taking the future into my own hands.
I started off by rolling up my shirt sleeves and tackling the letting of a massive woollen mill complex in Bradford which had fallen victim to the hard times. The owner-occupier was rapidly shrinking and had an increasing amount of surplus accommodation which they needed to let to bring some money back into the ailing business.
I set to and devised a way of splitting down the vast space into lettable units.
Within a year or so we had let most of the units there. Although the rental income was respectable, it wasn’t enough to stave off receivership and the wool firm sadly closed down, like many others in the District.
However, Andrew Idle Associates are proud to still be involved with that same property albeit on behalf of a different owner, and it has enjoyed high occupancy levels for most of the past quarter-century.
My Practice has branched out into other disciplines within the commercial property industry over the years. We spend a fair proportion of our time carrying out property valuations for a vast range of Clients and have expanded the range of commercial premises marketed to let or for sale. These include restaurants; industrial; offices; retail and land with development potential.
We have always believed in giving Clients and their properties individual attention and we strive to convert empty premises into let premises and accomplish sales as soon as feasible, making the very most of any marketing leads that we generate.
Since those early days, I have seen huge changes in the way business communicates. The emergence of the world-wide-web, e-mails and smartphones have revolutionised the property business and how we go about marketing commercial properties. In recent years the growth of social media has also been very significant.
Because marketing has become so much more sophisticated, we are able to react swiftly to feedback, adjusting prices where appropriate and keeping property listings right up to date.
However, this is no substitute for the personalised and bespoke service that Andrew Idle Associates provides to its Clients. This remains our opportunity to shine.
I continue to enjoy the challenge of being in the commercial property industry and it still gets me up and out of bed very early in the morning!
